Planning controls and realistic yield
Start with the Auckland Unitary Plan controls that apply to the property, but do not stop at a theoretical unit count. Height, outlook, yards, coverage, landscaping, vehicle access, protected features and surrounding development can materially change the practical yield.
A useful feasibility should test at least a base case and a constrained case. The plan must produce homes that are buildable, marketable and efficient—not simply the largest number that fits on a diagram.

Drainage and utility capacity
Wastewater, stormwater, water, electricity and telecommunications affect both design and programme. A service shown near the boundary does not automatically mean there is suitable capacity, access or an affordable connection route.
Identify where connections must pass, whether third-party approvals or easements are required, and whether upgrades, detention or pumping could be necessary. Service uncertainty should be converted into a cost and programme allowance before purchase.

Access, gradients and construction logistics
A steep or narrow site can consume value through retaining, excavation, vehicle manoeuvring and difficult construction access. The same constraints may also reduce site productivity and increase preliminaries.
Review both the completed access arrangement and how the project will actually be built. Consider demolition, spoil removal, crane or Hiab access, deliveries, worker parking, scaffolding and protection of neighbours.
Ground conditions and retaining
Geotechnical risk can sit below an otherwise attractive site. Historic fill, unstable slopes, groundwater and poor bearing conditions may require deeper foundations, additional retaining or more complex stormwater solutions.
Early desktop review and targeted geotechnical input will not remove every unknown, but it can identify the conditions most likely to change the design or budget.
Title, easements and legal constraints
Review the record of title together with easements, consent notices, covenants and other registered interests. These can control access, services, building locations, maintenance responsibilities and the type or appearance of future homes.
The development concept should be checked against the actual legal rights and restrictions—not only the visible boundaries on site.
Neighbour and surrounding-site interfaces
Development does not occur in isolation. Existing buildings, trees, retaining walls, shared accessways and neighbouring services can affect excavation, daylight, privacy and construction methodology.
A good pre-purchase review identifies where the design relies on neighbour cooperation and develops an alternative that remains viable if that cooperation is not available.
Commercial feasibility and exit demand
Combine the technical findings in one feasibility model. Include acquisition costs, consultants, consent, finance, construction, escalation, marketing, sales costs, contingency and tax advice relevant to the ownership structure.
Then pressure-test sales values and programme. A project with no room for delay, cost movement or softer pricing is not genuinely feasible—it is a best-case forecast.

The practical takeaway
Do not buy a concept. Buy a site whose planning, engineering, delivery and sales assumptions have survived coordinated pressure-testing.
